It all begins with your initial idea. Send us an enquiry with some basic information on what you’re after, then we’ll get in touch to discuss details.
If required, and at no cost to you, we can arrange a time to chat in person and measure up the site.
Design
We start by cross-checking all relevant council controls and site restrictions (saving you the effort!). Then we supply a draft set of plans. We allow for two revisions after this, ensuring you have the freedom to make changes and perfect your design.
Build
Your finalised plans are delivered in both printed and digital copies, ready to give to your builder or bundled for submission to council. From here, we can manage your DA submission, draw up detailed construction drawings and even manage your entire build.
Initial Discussion & Site Visit

It all begins with a discussion. First and foremost is outlining what you want, starting with friendly chat to outline the size, style and budget of the project.
Site visit
If your job requires a site visit (not essential but recommended) we can meet on site and take a walkthrough of the space, looking at potential opportunities and restrictions for the project. This is when any necessary interior measurements and site photos are taken for our reference.
Project paramaters
After our discussion and a potential site visit, we review your project and present our recommendations on the best way to proceed. This includes the scope of our services we think are required, advice on your budget, an estimated timeline, any potential issues we foresee and how best to more forward to get your project built!
2. Draft & Design
Existing conditions & planning controls
Once we know what you’re after, we start by drawing up the existing conditions of your site. If needed we engage a surveyor for your property, and we perform a site analysis and cross check planning controls relevant to your project before proceeding to draft up the initial drawings.
Preliminary design
After the base project conditions are established, we begin to develop our initial set of drawings. We will present multiple design options for you to review. Comparing different designs helps to mature the project and ensures the best possible design. With your input and feedback we develop the final design and move forward.
Design development & delivery
Once you’re happy with the chosen design we continue to refine the drawings, and again check the design against relevant building codes. We then promptly provide you with a set of printed plans, as well as a PDF copy of all drawings that are yours to keep. We allow a couple of revisions after delivery if you change your mind on the design, no pressure!
3. Council Submission
Coordinate specialist consultants
If your project requires any external consultants, we will advise on who you need, and can coordinate either our own recommended consultants or one of your choosing. These could be a surveyor, geotechnical engineer, bushfire consultant, or soil engineer.
Preparation of documents
Each council has it’s own set of requirements for document delivery. This means plans must be customised to each council for each different type of submission. In addition to your plans there are also certain documents for each project that must be delivered. Examples include: Statement of Environmental Effects, BASIX Certificate or Heritage Impact Statement.
Submit application to council
We’ll advise on the best way to approach council for your particular project, and will maintain an open dialogue with council to prepare for any submissions. We’ll take care of all of this, and just provide you with a final set of documents, ready to submit!
4. Builder Tender / Construction Documentation
Builder tender
Some clients go the owner-builder path. Others elect for a builder. We create the proper drawings so you can work with your preferred builder or we can provide three quotes from different builders for your selection.
Construction documentation
We prepare a set of construction drawings with the appropriate layouts, detailing, schedules and specification of materials/finishes. This complete set is detailed enough to allow your builder to use for construction, as well as obtaining a Construction Certificate if required.
5. Contract Admin
Contract administration
Through the course of building we can ensure the project is properly built as per the drawings, to a high quality and with no run away costs. We can administer the contract between yourself and the builder as well as assist the builder with any information or drawings they may require.
Ongoing documentation & assistance
Building is a vast and complex procedure. We’ll help you through the process by providing ongoing assistance and guidance, as well as updating your drawings to reflect any changes or variations as they arise.
Budget + quality control
By having us on board through to the end of the project we can monitor both your budget and the building’s progression. We run continuous checks through all phases along with on-site inspections to ensure build and finish quality is maintained. The ensures your project is within budget and built to a high standard.
