Pricing
We aim to be as transparent as possible with our pricing. The way we work allows us to assign these capped stage prices for small-mid residential projects. Example developments are alterations or additions to existing buildings, as well as new builds.
This pricing is available for all projects with budgets that fall under the following:
Residential alterations & additions < $1million
Residential new builds < $2 million
All commercial: < $1 million
For budgets or scope larger than the above we refer to our sister business Louis Saggus Architects for customised & bespoke professional architectural services.

Stage pricing & hourly rates may change yearly to reflect CPI.

0. Project discussion & site visit
After a chat on the phone or via email, and short assessment of your properties location we can come to visit, measure up and discuss on site exactly what you are after. We also discuss if any submissions to council are needed and advise on what services will be needed.

1. Preliminaries & Concept Design
Once we mobilise, we’ll perform a site measure, in depth planning research for your site, coordinate early consultants (if applicable) and begin concept designs. We can also begin to discuss projects future requirements, planning pathway to take. At the end of this stage you will have concept design presented to you for further discussion.

2. Design Development
The exciting bit! We work with you to decide on a concept design (or a mix of all), refine the plans, make sure they adhere to all necessary building codes and continue to develop the designs, integrating secondary consultants works as needed.
At the end of this we deliver a set of drawn plans in both paper and pdf formats for clients final confirmation and sign off.

3. DA Submission & Council
If your project requires a DA or CDC submission of forms to council, we can produce the necessary drawings, documentation and pre-filled forms. We also organise any consultant reports that may be required, and communicate and coordinate councillor your behalf through the course of assessment. If Council requires additional information or drawings at this stage, it may attract additional hours.

4. Construction Certificate/Tender Documentation
With an apporved set of plans in hand, we then proceed to construction drawings for Tender and then CC. We work closely with engineers and other consultants at this stage to ensure budget, build ability and compliance. If you need a Construction Certificate to commence building we can prepare plans as required, arrange for a Private Certifier to issue the Construction Certificate and communicate with all relevant parties on clients behalf up to construction start

5. Tender & Contract Administration
Once you’re ready to start building we can organise tender for different builders in your area, guide you through selecting one and advise on any issues that may arise of the course of construction. As services during this stage can vary wildly, we revert to hourly charging format so we only provide services as they are required by client. Frank discussions about clients requirements at this stage should be had early in the process.

Director/Architect: $240 p/h
Architect: $180 p/h
Draftperson: $90 p/h
Some things change, some projects grow, some suprises pop up. For those times that projects go beyond the scope of agreed work, we revert to a flat rate per hour spent working. Simple.
